What does water damage restoration involve?
Water damage restoration is the complete process of assessing the damage, removing water, drying affected materials and preparing the property for any necessary cleaning or repairs.
Depending on the incident, the process may include:

Is water extraction the same as water damage restoration?
No. Water extraction is only one stage of restoration.
Extraction removes standing or trapped water from areas such as carpet, flooring and subfloors. However, moisture may remain inside plasterboard, timber, insulation, cabinetry and wall cavities after the visible water is gone.
A complete restoration process may also require moisture mapping, structural drying, dehumidification, ongoing monitoring, cleaning and documentation.
How quickly should restoration begin?
Restoration should begin as soon as it is safe and practical. Wet materials should ideally be dried within approximately 24–48 hours, because prolonged dampness can increase material deterioration and the likelihood of mould growth.
The 24–48-hour period is not a guarantee that mould will or will not develop. Conditions such as temperature, humidity, material type and previous contamination also affect growth. It is best treated as an urgent action window rather than a deadline to wait for.
Can water damage remain hidden after the surface looks dry?
Yes. Water can migrate beneath floor coverings, into wall cavities, behind skirting boards, under cabinetry and through adjoining building materials.
A surface may feel dry while moisture remains deeper inside porous materials. Professional moisture meters and, where appropriate, thermal imaging can help identify areas requiring further investigation. Thermal imaging may reveal temperature patterns associated with moisture, but it does not directly detect water or mould on its own.
Can acting quickly reduce repair costs?
Often, yes. Rapid extraction and controlled drying may limit how far moisture spreads and improve the chance of preserving carpet, timber, plasterboard, cabinetry and other materials.
Delayed treatment can lead to swelling, delamination, staining, odours, mould contamination and more extensive material replacement. However, the final outcome depends on the water source, contamination level, materials affected and how long they remained wet.
Will walls, flooring or ceilings need to be replaced?
Not necessarily. Some materials can be dried and retained when they are structurally sound, accessible and not heavily contaminated.
Replacement may be required where materials:
Have lost structural integrity
Are swollen, crumbling or delaminating
Cannot be dried within the assembly
Have been affected by sewage or contaminated water
Contain extensive mould growth
Prevent access to hidden wet areas
Repairs and replacement generally begin after the affected structure has been assessed as sufficiently dry. EPA guidance also notes that porous mould-affected materials may sometimes need to be discarded when they cannot be cleaned effectively.
Can wet carpet and underlay be saved?
It depends primarily on the water source, exposure time and material condition.
Carpet affected by a recent clean-water leak may sometimes be extracted, lifted and dried. Underlay often holds substantial moisture and may require separate assessment or replacement.
Carpet affected by sewage, outdoor floodwater or prolonged contamination may not be suitable for restoration. EPA guidance recommends rapid extraction and drying of carpet and backing within approximately 48 hours where the incident involves clean water.
What happens after the property is dry?
Once drying targets have been assessed, the restoration team can document the outcome and identify any materials requiring repair or replacement.
The next stage may include:
- Reinstalling or replacing flooring
- Replacing damaged plasterboard or insulation
- Repairing skirting boards and cabinetry
- Painting or finishing surfaces
- Completing mould remediation where required
- Providing documentation for customers, property managers or insurers
Drying should generally be confirmed before reconstruction begins, as enclosing residual moisture can contribute to further damage or mould.
Structural Drying & Moisture Monitoring FAQs
What is structural drying?
Structural drying is the controlled removal of excess moisture from affected building materials such as plasterboard, timber, concrete, insulation, flooring and wall cavities.
It usually combines water extraction, air movement, dehumidification and moisture monitoring. The goal is not simply to make surfaces feel dry, but to bring affected materials back toward an appropriate dry condition before repairs or reconstruction begin.
How long does structural drying take?
Many water-damage jobs require several days of monitored drying, but there is no fixed timeframe that applies to every property.
The drying period depends on the amount and source of water, how long the materials remained wet, the type of materials involved, indoor humidity, access to concealed areas and whether the original leak or water source has been repaired.
A small clean-water incident may dry relatively quickly, while saturated timber flooring, insulation, concrete or enclosed wall systems can take longer.
How do you know when the property is dry?
Drying should be confirmed through moisture readings rather than touch, appearance or a predetermined number of days.
Technicians may compare readings from the affected materials with suitable reference points in unaffected areas and track how those readings change during the drying process. Equipment should remain in place until the agreed drying targets have been reached or another restoration decision has been made.
Why can’t I tell if a wall or floor is dry by touching it?
A surface can feel dry while moisture remains deeper within the material or behind it.
Water may remain beneath carpet, floating flooring or tiles, inside plasterboard, behind skirting boards, beneath cabinetry or within wall and subfloor cavities. This is why professional moisture testing is important.
What equipment is used during structural drying?
The equipment depends on the property and affected materials. Commercial extractors may be used to remove standing water, while air movers promote evaporation and dehumidifiers remove moisture from the air.
Moisture meters are used to track the condition of affected materials. Thermal imaging may help identify temperature patterns that require further testing, but it does not directly detect water or mould.
Why are air movers and dehumidifiers used together?
Air movers help moisture evaporate from wet materials into the surrounding air. Dehumidifiers then remove that moisture from the air.
Using airflow without sufficient dehumidification can leave the property highly humid, slow the drying process and allow moisture to move into other materials.
Does the drying equipment need to run continuously?
In many cases, yes. Commercial drying equipment is commonly designed to operate continuously during the active drying stage.
Switching equipment off overnight or moving it without approval can interrupt the drying environment, extend the restoration time and make monitoring less reliable. Customers should contact the restoration team before turning off or relocating equipment.
How often is drying progress checked?
The monitoring schedule depends on the job. During return visits, the technician may check moisture readings, temperature, humidity and equipment performance.
The setup may be adjusted if certain materials are drying more slowly than expected or if site conditions change.
Can walls and floors be dried without removing them?
Sometimes. Materials may be retained when they remain structurally sound, are not heavily contaminated and can be accessed and monitored effectively.
Removal may be necessary when materials are damaged, mould-affected, contaminated or preventing access to trapped moisture.
Is it safe to stay in the property while the equipment is running?
Often it is, especially after a clean-water incident, but the property must be assessed individually.
Temporary relocation may be appropriate where sewage, mould contamination, electrical hazards, structural concerns, excessive heat or restricted access make the property unsuitable to occupy.
Does drying equipment use much electricity?
Commercial restoration equipment does use electricity, and the amount depends on the number and type of machines and how long they operate.
The restoration team should explain what equipment is being installed, why it is required and how long it may need to run. For insurance-related work, it is useful to retain equipment records and invoices.
What happens after structural drying is complete?
Once the agreed drying targets have been reached, the equipment can be removed and the property assessed for the next stage.
This may involve final moisture readings, completion photographs, mould remediation where required, or repairs to flooring, plasterboard, insulation, cabinetry and finishes.

Mould Inspection & Remediation FAQs
What is the difference between mould inspection and mould remediation?
A mould inspection is used to assess visible growth, moisture-affected areas and conditions that may be contributing to the problem. It may involve moisture readings, examination of surrounding materials and recommendations for further investigation or treatment.
Mould remediation is the controlled process of addressing established mould contamination. Depending on the extent and materials involved, this may include containment, physical removal, detailed cleaning, HEPA filtration and removal of materials that cannot be effectively restored.
Is your mould inspection free?
A free mould and moisture inspection may be included when you proceed with eligible remediation work. This allows us to assess visible mould, signs of dampness and the likely scope of treatment before remediation begins.
Standalone reports, laboratory analysis, air sampling, surface sampling or invasive inspection may involve additional charges. Any potential fees should be explained before that work proceeds.
Is mould testing always necessary?
No. Testing is not automatically required whenever visible mould is present. In many cases, the immediate priorities are identifying the moisture source, assessing the extent of contamination and developing an appropriate remediation plan.
Testing may be considered where the source is unclear, contamination may be hidden, occupants have specific concerns, an independent report is required, or post-remediation verification has been requested. Laboratory testing should only be offered when the results are likely to affect the next decision.
What causes mould to keep returning?
Recurring mould usually indicates that the moisture problem has not been fully controlled. Common causes include unresolved leaks, condensation, high indoor humidity, poor ventilation, water entering through the building envelope or moisture remaining after previous water damage.
Cleaning or repainting the visible surface without addressing those conditions may produce only a temporary improvement. NSW Health notes that indoor mould is associated with excessive moisture and commonly occurs after leaks, flooding, condensation or insufficient ventilation.
What does professional mould remediation involve?
The exact process depends on the location, affected material and extent of contamination. It generally begins with identifying the moisture source and establishing an appropriate work area.
Remediation may then involve containment, HEPA air management, removal of unsalvageable porous materials, HEPA vacuuming and detailed hand cleaning of suitable surfaces. The area must also be dried and the moisture source corrected.
The goal is to physically remove mould contamination—not merely spray a product intended to kill it. EPA guidance explains that dead mould can still cause allergic responses, so mould should be removed rather than only treated chemically.
Why is containment sometimes required?
Containment helps reduce the movement of mould spores and contaminated dust from the work area into unaffected parts of the property.
The level of containment depends on the size, location and complexity of the job. Larger or more disruptive projects may require physical barriers, controlled access and negative air pressure. EPA guidance describes containment as a way to limit the spread of mould during remediation and reduce exposure for occupants and workers.
Can mould be removed from walls and ceilings?
Sometimes. Smooth, non-porous or semi-porous surfaces may be suitable for detailed cleaning when they remain sound and accessible.
Porous materials such as plasterboard, insulation, carpet underlay or ceiling tiles may need to be removed when contamination has penetrated the material or it cannot be cleaned and dried adequately. Much of the detailed work on walls and ceilings may still need to be completed by hand so affected surfaces can be physically cleaned rather than simply sprayed.
What is ULV fogging?
A ULV fogging machine disperses a treatment solution as very fine droplets throughout a selected area. Depending on the product, site conditions and remediation plan, it may be used as a supporting treatment.
Fogging should not be presented as a substitute for moisture control, containment, removal of contaminated materials, HEPA vacuuming or detailed surface cleaning. The appropriateness of any chemical treatment should be assessed for the specific property and used according to the manufacturer’s instructions.
Is fogging alone enough to remove mould?
No. Fogging alone does not physically remove mould growth, contaminated dust or affected porous materials.
A proper remediation process must address the moisture source and remove contamination from the affected environment. EPA guidance specifically notes that the objective is to clean up mould contamination, not merely kill it.
Do you offer a warranty against mould returning?
Eligible mould-remediation work may include a 12-month workmanship warranty against mould recurrence in the treated area, subject to the agreed scope and written warranty conditions.
The warranty should not cover mould caused by a new leak, recurring condensation, excessive humidity, poor ventilation, building defects, flooding after treatment or untreated adjoining areas. Moisture-control recommendations must also be followed.
Can you guarantee that mould will never return?
No responsible remediation company can guarantee that mould will never return under any circumstances. Mould spores are naturally present in the environment and can grow again if suitable moisture conditions return.
What can be warranted is the eligible remediation workmanship within the agreed treated area, subject to clear exclusions and ongoing moisture control.
Do I need to leave the property during mould remediation?
Not always. It depends on the extent of contamination, work methods, location of the affected area and who occupies the property.
Temporary relocation or restricted access may be recommended for larger projects, contaminated HVAC systems, extensive demolition or where occupants are particularly sensitive. People with asthma, allergies or weakened immune systems may be more affected by mould exposure and should seek medical advice about their individual circumstances. NSW Health advises that mould can worsen asthma, allergies and other health problems in some people.
Is “black mould” always more dangerous than other mould?
Colour alone cannot reliably determine the mould species, toxicity or level of risk.
Mould may appear black, green, white, brown or other colours depending on the organism and surface conditions.
Any significant indoor mould growth should be addressed by controlling the moisture source and removing the contamination appropriately, rather than judging the required response only by colour.
What happens after mould remediation is completed?
After the affected materials have been removed or cleaned, the work area should be reviewed to confirm that it is visibly clean, dry and free from remaining remediation debris.
Depending on the project, the next steps may include final cleaning, moisture verification, independent post-remediation assessment, repairs, repainting or replacement of removed building materials. Repairs should not conceal an unresolved moisture problem.

Our role is to document and carry out the restoration work professionally. Your insurer remains responsible for deciding whether the incident is covered under your policy.
Should I contact my insurer before restoration begins?
Notify your insurer as soon as practical if you intend to make a claim. However, do not ignore an active leak, standing water, contamination or an immediate safety hazard while waiting for a claim decision.
Urgent make-safe, extraction or drying work may sometimes be needed to reduce hazards and prevent further damage. Before authorising non-urgent repairs, check with your insurer because some policies require assessment or approval first. Australian Government guidance recommends photographing the original damage before moving items or completing minimal emergency work.
What should I document before cleanup starts?
When it is safe, take clear photos and videos before water is extracted or damaged items are moved. Record the apparent water source, every affected room, water lines, staining, damaged finishes and affected belongings.
For damaged contents, note the item, brand, model, approximate age and serial number where available. Keep receipts, invoices and relevant correspondence. The Insurance Council of Australia recommends documenting damage before cleanup and avoiding disposal of repairable items unless they create a health or safety risk.

What is a scope of works?
A scope of works describes the work required to address the damage. For a water-loss project, it may identify affected rooms and materials, extraction requirements, drying equipment, monitoring, cleaning, removal and any repairs that may be needed after drying.
The insurer may prepare its own repair scope, while WDMS may provide a restoration scope relating to emergency response, drying or mould remediation. The Insurance Council describes a scope of works as a document used to identify and outline repair or rebuilding work for an insurance claim.
Can WDMS communicate directly with my insurer or loss adjuster?
Yes, where you authorise us to do so. We may provide requested photographs, moisture records, invoices, work summaries and progress information to your nominated insurance representative.
We cannot make coverage decisions on behalf of an insurer, negotiate legal policy disputes or represent that a claim has been approved unless written confirmation has been received.
Will insurance cover water damage and mould?
Coverage varies significantly between policies. Some policies may cover sudden and accidental escape of liquid, storm damage or resulting restoration work, while excluding gradual leaks, poor maintenance, pre-existing damage or mould not directly resulting from an insured event.
Do not assume that all water damage or mould is covered. Review your Product Disclosure Statement and ask the insurer to explain which event, exclusions, excess and limits apply to your situation. Published AFCA decisions also show that the cause of the leak and specific policy wording are central to whether water damage is covered.
Can emergency work begin before the claim is approved?
Necessary work to protect people and reduce further damage may sometimes begin before a final claim decision, particularly where there is standing water, contamination or an active hazard. The insurer may also arrange make-safe work once notified.
Before proceeding, ask what the insurer will authorise and keep written records. Approval for an emergency attendance does not necessarily mean the full claim, reconstruction or every cost has been accepted.
Can WDMS invoice the insurer directly?
This depends on the insurer, claim arrangements and written authority provided. In some cases, an insurer or appointed representative may authorise direct invoicing. In others, the property owner remains responsible for payment and later seeks reimbursement.
WDMS should confirm the payment arrangement in writing before work proceeds. A claim number alone does not guarantee that an insurer has accepted liability for the invoice.
